“Covered” means a weathertight roof, not just shade
An open shade blocks the sun and most of the rain. A covered car parking structure is designed and detailed as an actual roof — welded seams, proper falls, gutters and downpipes — so the cars underneath stay genuinely dry through a monsoon.
The steelwork
Hot-dip galvanised, typically 86 microns or more, because the frame lives in an open, wet environment for decades. Cut ends and site welds are re-coated so there is no bare steel to start rusting.
The membrane
PVC-coated polyester with high-frequency welded seams — welded, not stitched, so the joints do not leak or unpick. A PVDF topcoat adds a self-cleaning surface and a longer life.
Loads
Designed for the site’s wind zone under IS 875 Part 3, plus hail, and — in the north — snow building up along the valleys.
Options
- Side infill panels or roll-down blinds on the prevailing-weather side.
- End gables to close off a run.
- Integrated gutters and rainwater downpipes to a site drain.

Covered-parking layouts
A covered car park is defined by its drainage: every part of the roof falls to a gutter, and the gutters are piped away, so nothing drips onto the vehicles or the aisle.
Back-to-back “butterfly”
Two rows of bays meet at a raised central ridge and drain to a valley gutter between them. The standard covered layout for an open lot.
Ridge-and-valley grid
Repeated ridges and valleys cover a large lot in both directions; the valleys are the drainage lines, piped down through the columns.
Mono-pitch enclosed bay
A single slope draining to a boxed gutter along the low edge — used against a boundary or a building.
Barrel vault
A continuous arched roof over a long parking row; the curve sheds water to gutters at both eaves.

What is specified on a covered car park
There is no single fixed spec — structure, membrane and drainage are recommended after the site, layout and local weather are reviewed.

Membrane options
Covered parking is almost always a PVC-based membrane. PTFE is chosen where the roof has to be permanent or meet a high fire class.
PVC-coated polyester
The most economical choice and the widest colour range; blocks the rain, hail and almost all UV. PVC fabric →

How it is engineered and built
The governing load
A tensile roof weighs almost nothing, so wind uplift is the design case, not gravity. The membrane is form-found into double curvature so it stays taut, and the frame and footings are sized for the site’s design wind pressure under IS 875 Part 3.
Drainage is engineered first
On a covered park the falls, valley lines, gutter sizes and outlet positions are set during form-finding — they cannot be added afterward.
Steel & foundations to code
The frame is designed to IS 800 and the footings to IS 456, checked for uplift and overturning. Galvanising to IS 4759 / IS 2629 for corrosion protection.
Built off-site, raised fast
Steel is cut, welded and galvanised in the workshop and the membrane is cut and welded into panels, while the footings are cast on site. On-site work is then quick and low-disruption.

Cost is not a fixed rate per square foot — two structures of the same size can differ widely. The main factors:

Looking after the structure
- Cleaning — a periodic wash; PVDF surfaces largely self-clean in rain, plain PVC benefits from an occasional wipe-down of dust and tree debris.
- Membrane check — look over the fabric and seams for abrasion or lifting, especially at the edge cables and the corners.
- Cable tension — a first re-tension after the initial season, then a periodic check.
- Drainage — clear the edge gutters, valley gutters and column downpipes of leaves before the monsoon.
- Steel & bolts — inspect the galvanising and the connections, particularly at ground level.

The galvanised steel frame lasts decades; the membrane is the wearing part — manufacturers typically quote 15–20 years for PVC, longer for PVDF. Maintenance is periodic cleaning, a membrane and cable check, and clearing the gutters before the monsoon.
