Retractable Roof for Terrace & Balcony
A roof you can open. Retractable covers for rooftop terraces, balconies, pergolas, patios and courtyards at home, in fabric or polycarbonate, run by hand or by motor. Most installed projects fall between ₹280 and ₹2,500 per sq ft, plus GST.
Why a retractable roof on a terrace or balcony
A fixed roof turns a terrace into a room and takes the sky away. Leaving it open means it sits unused through May afternoons and the monsoon.
A retractable roof gives you both. Open it on a winter evening or a clear night; close it against the afternoon sun, a dust storm or a heavy shower. The space stays a terrace, and you get to use it for more of the year.
This page covers retractable roofs at home: rooftop terraces, balconies, pergolas, patios and open courtyards. For large commercial spans such as courts, yards and restaurants, see retractable roof systems. The videos further down are our own work.
Three ways to build it
Most home retractable roofs are one of these. The right one depends on the size of the space, how much light you want, and how often you will move it.
Folding fabric
A fabric roof that gathers into soft folds as it opens, running on aluminium or steel rails. It is the lightest option and the usual choice over a pergola or patio. Closed, it sheds rain to a gutter.
Sliding polycarbonate
Arched polycarbonate bays that slide over each other and stack at one end. They let light through, cope with heavy rain and are quieter than metal sheet. The stacked bays need space at one end of the terrace.
Motorised fabric on rails
Larger fabric bays that travel on a motorised drive, for big terraces and courtyards where a hand-pulled roof would be too heavy to move comfortably.
Where it works
The same idea fits most open spaces in an Indian home.
Rooftop terrace
The most common request: a roof over the top-floor terrace that can open for evenings and close for summer afternoons and rain.
Balcony
A lighter folding or sliding cover for a balcony, sized so it still lets the room behind it breathe and get light.
Pergola over a lawn
A fabric roof on a pergola frame over a garden seating area, so the lawn stays usable in sun and light rain.
Patio & sit-out
Cover for a ground-floor sit-out or dining patio, opening fully when the weather is good.
Open courtyard
A roof over an open-to-sky courtyard that keeps the light and air on clear days and keeps the rain out in the monsoon.
Villa swimming pool
A sliding or folding cover over a home pool. More on pool structures.
Manual or motorised?
Both work. The choice comes down to size and how often you will open it.
- Manual — a pull cord, crank or push-pull handle. Simple, with nothing electrical to maintain, and well suited to a balcony or a small pergola.
- Motorised — a motor on the rail, run from a wall switch or a remote. Worth it on a large terrace or courtyard, or if you will open and close it every day.
- Power — a motorised roof needs a power point near the drive, planned before the electrician finishes the terrace.

Retractable Roofs at Home, Moving
Stills cannot show what matters most about a moving roof: whether it runs smoothly and stays taut through the whole travel.
What to check on your terrace
Settle these at the survey and the roof will work for years.
- The structure under it — the frame has to land its load on columns or walls that can take it. On an existing terrace we check the slab and parapet before designing the fixings.
- Space to stack — a folding or sliding roof needs room at one end to park when open. Plan it so it does not block a door, a tank or the view you built the terrace for.
- Wind — an upper-floor terrace or balcony catches more wind than the ground. The roof is designed for the site wind when closed, and the operating guide says what to do in a storm warning.
- Drainage — when closed, the roof collects a whole terrace’s worth of rain. It needs a gutter and a downpipe to a drain, not a free edge that spills onto the neighbours.
- Waterproofing — fixings into the slab must not break the terrace waterproofing. They are detailed and sealed for that.
- Permission — rules for rooftop structures vary by city and by housing society. Check before you build; see permissions and approvals.
What a retractable terrace roof costs
Most installed projects fall between ₹280 and ₹2,500 per sq ft, plus GST. A moving roof sits higher in that range than a fixed one of the same area.
Send the terrace size, a few photos and the floor it is on, and we will come back with a design direction and an itemised quote. How the number is built up is explained in retractable roof price in India.
Retractable terrace roof FAQ
What homeowners ask before covering a terrace, balcony or courtyard.
Most installed projects fall between ₹280 and ₹2,500 per sq ft, plus GST. A moving roof sits towards the higher end compared with a fixed one, and the final figure depends on the area, the material, manual or motorised operation and how the frame fixes to your terrace.
Fabric is lighter, folds compactly and suits pergolas and patios. Polycarbonate lets more light through and copes well with heavy rain, but the stacked bays take more space when open. For a large terrace, a motorised fabric roof is usually the most practical.
Yes, on most RCC terraces. We survey the slab, parapet and columns first, then design the frame and fixings so the load goes where the building can take it and the waterproofing stays intact.
Yes. Closed, it is a roof: the fabric or sheet is sloped to shed water to a gutter and downpipe. The roof is also designed for your site wind when closed, and the operating guide covers what to do if a severe storm is forecast.
Manual suits a balcony or small pergola you will not move every day. Motorised is worth it on a large terrace or courtyard, or if you will open and close it daily; it needs a power point near the drive.
Rules vary by city and housing society. Check with your local body or society before building; we provide the drawings and structural details an application usually needs. See our permissions and approvals guide.
