Do You Need Permission for a Tensile Structure?

There is no single national rule. What usually decides the answer, what an authority asks for, and what a manufacturer can and cannot do for you.

The honest answer

It depends on your local authority

There is no single national rule, and anyone who tells you there is has not checked your municipality.

Building permission in India is administered locally. A municipal corporation, a development authority, a cantonment board, an industrial estate and a private campus can each take a different view of the same canopy, and the answer also depends on whether the structure is attached to a building, how large it is, whether it is permanent, and whether it sits within your setback or coverage.

So this page does not tell you whether you need permission. It tells you what usually decides the answer, and what to have ready so the question can be settled quickly. Confirm the position with your local authority or your architect before you order, and treat anything written here as background rather than as approval.

What decides it

Six things that usually determine the answer

Permanent or temporary

A demountable structure on a short-term basis is often treated differently from a permanent one on foundations. Foundations are frequently the deciding detail.

Attached or free-standing

A canopy fixed to a building may fall under that building's permission and its fire strategy. A free-standing structure in a yard is often a separate question.

Does it add covered area?

Where a structure counts towards ground coverage or FAR, it usually needs sanction. Where it is treated as an open shade, often it does not. This classification varies by authority.

Setbacks and boundaries

A structure within a required setback, over a boundary or across a right of way attracts scrutiny regardless of size.

Occupancy

Public assembly, schools, hospitals and fuelling sites carry their own requirements, often including a fire classification. See fire rating.

Who owns the land

Industrial estates, SEZs, cantonments, airports and campuses have their own internal approval processes on top of, or instead of, the municipal one.

Being ready

What an authority usually asks for

Having these prepared is the difference between a fortnight and a quarter.

Most processes want to see the same things: a site plan showing the structure in relation to boundaries and setbacks, drawings with the covered area and heights, structural calculations with the design codes cited, and a structural stability certificate from the designer. Occupancy-driven cases may also want the membrane’s fire classification certificate.

All of these come as standard with our projects: as-built drawings, mill certificates, a structural stability certificate and an O&M manual at handover, with design calculations referencing IS 875 for wind and IS 1893 for seismic. Where a fire classification is specified, we supply the certificate for it.

What we do not do is lodge your application or represent you before an authority. We provide the engineering documentation; the approval itself runs through you, your architect or your liaison consultant, who will know the local practice far better than a manufacturer can.

In practice

How this usually plays out

SituationWhat usually happens
Car porch at a private houseOften treated as a minor addition, but setback rules still apply. Check locally.
Open car-park shades in a private yardCommonly treated as open shade rather than covered area; varies by authority.
Canopy attached to a commercial buildingUsually falls under the building's own permission and fire strategy.
Structure inside an industrial estate or SEZThe estate's own approval process typically governs.
Public assembly or schoolExpect scrutiny of structural calculations and fire classification.
Anything on or near a public right of wayExpect a formal process regardless of the structure's size.
Common Questions

Permissions & Approvals FAQ

The questions that come up before a specification is settled.

It depends on your local authority, and there is no single national rule. Whether the structure is permanent, whether it is attached to a building, whether it adds to covered area and where it sits relative to setbacks are the usual deciding factors. Confirm with your municipality or architect before ordering.

Often it is treated as open shade rather than covered area, but this varies by authority and setback rules still apply. It is a cheap question to ask locally and an expensive one to assume.

No. We provide the engineering documentation — drawings, structural calculations citing IS 875 and IS 1893, and a structural stability certificate — but the application itself runs through you, your architect or a liaison consultant who knows local practice.

Typically a site plan showing setbacks, drawings with covered area and heights, structural calculations citing the design codes, and a structural stability certificate. Occupancy-driven cases may also want the membrane's fire classification certificate.

Frequently, yes, and the presence of permanent foundations is often what tips the classification. See portable and demountable structures.

Sometimes. Whether an open-sided shade counts is exactly the kind of question that differs between authorities, and it is the single most common reason an installed structure runs into trouble afterwards.

That is a question for your architect or legal adviser rather than for a manufacturer. We would simply say that the cost of asking first is very small compared with the cost of removing a structure later.

Yes. Structural drawings and calculations come with the project as standard, and we can issue them in the form your authority asks for. Start with a site survey.
